Accommodations at the Carriage House Inn
The Carriage House Inn Bed and Breakfast in Lynchburg, Virginina offers four spacious bedrooms in the main house with their original and beautifully preserved hardwood floors, coal-burning fireplaces (non-functioning), brass light fixtures, radiators, claw foot bathtubs and many of the original components of the rooms. There are two additional guest rooms in the carriage house (adjacent to the main house), each with private baths to include an antique claw foot tub and a separate shower.
Each room has a unique ambiance and is furnished with antiques and/or reproduction period furniture. The guest rooms, in the main house, are named for the members of the Watts family, the original owners of this fine home, who lived here in the late 1800's and early 1900's.
Room rate is based on 2 persons per room. Maximum occupancy for each room in the main house is two people. In the carriage house there is an additional charge for more than two people in a room of $35.00 per person per day.
Please note that Sunday and Monday of a holiday weekend will be charged the weekend rate. Some weekends will require a two or three night minimum.

Inn Policies
- Check-in time is between 4:00 pm and 6:00 pm, other times can be arranged with prior notice.
- Check-out time is 11:00 am
- We regret we cannot accommodate pets; however we will assist you in making arrangements with a local kennel
- We are an entirely smoke-free bed and breakfast establishment. This includes the main house, carriage house, massage and body-works studio, porch and grounds. There are benches in the park across the street for guests wanting to smoke.
- Supervised young adults 14 and older are welcome
- We take the health and safety of our guest seriously. Each room is equipped with a smoke detector and has an emergency hand charged flashlight and battery operated lantern. A non slip tub mat is available for use in each of our bathrooms.
Innkeepers reserve the right to cancel your reservation should a child or adult be unruly, or disruptive. In the event your reservation is cancelled, by inkeepers, you will NOT be entitled to the return of monies paid.
Reservations: Reservations are guaranteed only upon receipt of a deposit equal to the first night's stay or 50% of your total reservation, whichever is greater, and is applied to the last night of your reservation.
Early departure will result in forfeiture of your deposit. The deposit must be received within seven days of confirmation to avoid cancellation. You will receive written confirmation of your reservation. Certain weekends and holidays require a 2 or 3 night minimum stay and advance payment in full.
*Note: Prices listed above are per night. Sunday and Monday of a holiday weekend as well as New Year's Eve and New Year's Day, Valentine's Day, Thanksgiving, Christmas Eve and Christmas Day will be priced at the weekend rate. College Graduation will require a minimum three night stay. During certain holiday and "event weekends" prices may be higher.
Cancellation Policy:
- If your travel plans change and you must cancel or change your reservation please call us at least 15 days prior to your arrival for a full refund minus a $25.00 per night/per room cancellation fee.
- Guests canceling less than 15 days will be charged the full amount of the anticipated stay unless the room is re-booked, minus a cancellation fee of $25.00 per room/per night.
- No-show and same day cancellations will be charged for the entire stay.
- Guests booking more than one room will be required to give a 30 day notice of cancellation.
- Certain event weekends such as college graduations and the Woman's Conference Weekend are non-refundable.
- Cancellations are accepted over the phone. E-mail and faxed messages are NOT sufficient to cancel a reservation.
Payment: Payment in full is required at time of your arrival. We accept Visa, MasterCard, traveler's checks, personal checks or cash.
